We just finished analyzing performance data from 370+ vacation rentals across the Gulf Shores market for our 2026 STR Trends Report.

And what we discovered should concern you.

The top 10% of vacation rental owners in Gulf Shores are dominating.

They're booking 60+ days further in advance. They're commanding 30% higher nightly rates. Their calendars are running at 75%+ occupancy while everyone else is scrambling.

The bottom 90% are getting crushed.

Here's what most owners don't realize:

Airbnb limits search results to 15 pages (270 properties max). Go ahead and pull up Airbnb.com and test it yourself.

On Vrbo, scroll-behavior studies show most guests view only 75-100 listings before booking, which is the equivalent of only 5-6 pages on Airbnb.

If your vacation rental listing falls past page 15 on Airbnb or Vrbo, your listing isn't visible to guests.

Not slow. Not underperforming. Invisible.

And here's the brutal part: most owners have no idea this is happening to them.

Our 2026 study revealed three critical trends in Gulf Shores:

  1. The "Visibility Cliff" is real. 87% of bookings come from listings on pages 1-5. Once you fall to page 6 or beyond, your chances of securing a booking drop exponentially.
  2. The top 10% aren't just lucky. They've cracked the code. They know exactly what the algorithm rewards: attractive thumbnails, listing page engagement (photo gallery views, description expansion, etc), wishlist saves, optimized pricing patterns, unique amenities, and guest experience markers that trigger higher rankings.
  3. Most owners look in the wrong direction. When bookings slow, they blame it on seasonality or shifting market conditions. What they miss is that their listing has lost momentum. It’s stopped evolving. There’s no clear guest experience and nothing that makes it unique.
